Development Area 3 encompasses land generally bound by Kew Street, Fisher Street and Dod Green Reserve in Cloverdale.
 
A Structure Plan for Development Area 3 was approved by Council on 15 May 2007 and endorsed by the Western Australian Planning Commission on 29 August 2008.
 
The Development Area 3 Structure Plan facilitated the construction of a new road, Dod Green, and established the layout for subdivision of lots within the precinct.
